   Nguồn cung nguy cơ dư thừa, sản phẩm thiếu bản sắc, hiệu quả kinh doanh thấp là những thế khó của bất động sản nghỉ dưỡng Phú Quốc.

   Dữ liệu của bộ phận Nghiên cứu và Phát triển DKRA Group cho thấy, tồn kho bất động sản nghỉ dưỡng tại thị trường Phú Quốc đến tháng 6 hơn 17.600 sản phẩm, gồm cả condotel, shophouse và biệt thự nghỉ dưỡng. Con số này đưa Phú Quốc trở thành thị trường đứng thứ ba về tồn kho bất động sản nghỉ dưỡng, chiếm 24% tổng tồn kho cả nước, chỉ đứng sau Bình Thuận và Bà Rịa – Vũng Tàu.

   Theo DKRA Group, trong 7 tháng đầu năm nay, phân khúc condotel tại Phú Quốc không ghi nhận nguồn cung mới, giao dịch thứ cấp đóng băng. Tương tự, biệt thự nghỉ dưỡng và shophouse có lượng hấp thụ không đáng kể, thị trường rơi vào trầm lắng.

   Những năm qua, bất động sản nghỉ dưỡng là phân khúc nguồn cung lớn nhất tại Phú Quốc, song các chuyên gia cho rằng, thị trường này còn nhiều điểm nghẽn. Trong đó, thừa cung là điểm nghẽn cốt tử hiện nay. Phú Quốc đang có khoảng 286 dự án đầu tư du lịch, với tổng diện tích hơn 9.600 ha, tổng vốn đầu tư hơn 375.000 tỷ đồng. Trong đó, có 47 dự án đã được khai thác và đi vào hoạt động, còn 78 dự án đang triển khai xây dựng. Số dự án còn lại đang thực hiện các thủ tục đầu tư, theo Ban Quản lý Khu Kinh tế Phú Quốc.

   Ông Thắng nhìn nhận từ năm 2017 đến nay, tốc độ phát triển các dự án quá nhanh so với tốc độ tăng trưởng của khách du lịch cũng như hạ tầng. Mỗi năm, nguồn cung bất động sản nghỉ dưỡng tại Phú Quốc tăng trung bình 70-80%. Trong đó, năm 2019 được xem là thời điểm bùng nổ của thị trường này khi ghi nhận hơn 4.000 sản phẩm được tung ra, tăng gần 5 lần so với năm 2018.

   Ông Mauro Gasparotti, Giám đốc Savills Hotels cho biết tình trạng dư thừa nguồn cung tại Phú Quốc rất đáng lo ngại, đặc biệt là sản phẩm nhà phố thương mại. Do thời gian qua, nhiều chủ đầu tư đã gia nhập thị trường một cách vội vàng, thiếu cân nhắc thấu đáo trong quá trình hoạch định và triển khai dự án, gây ra thực trạng nhiều dãy phố thương mại bị bỏ trống, chưa đưa vào kinh doanh.
